It has also taken care of Sligo creek parkway slated for Hampshire Avenue, Ethan Ellen Avenue Gateway and Washington Adventist hospital. The plan also caters for Montgomery College at Takoma near Park and Langley Crossroads.Redevelopment targets to restructure dilapidated and old buildings that have poor conditions of living. The redevelopment plan also targets at re-planning and rebuilding to achieve positive environmental demands.For the Zoning ordinance, Michigan Zoning Enabling Act requires preparation of a zoning plan. The plan must base on an inventory of conditions essential to zoning within the township. Zoning plan is essential in identifying zoning districts and their uses. The process is also essential in revealing the basic standards of controlling the project height, area, and location, use of building, bulk and premises within the township. The master plan sets goals, policies and objectives for the future development and growth in the township. The master plan also gives room for review and update at least twice annually. Zoning is useful in dividing community into various districts in order to regulate building and land use.The existing master plan may not be efficient to build the proposed development proposal. The reason for not efficiently building the proposed development is that the initially proposed $125 million may not be sufficient for the construction.
